About Bhiwadi
Where exactly is Bhiwadi, and why do people buy here?
Bhiwadi sits in Rajasthan's Khairthal-Tijara district, on the southern edge of Delhi NCR and roughly an hour from Gurgaon along the Alwar Bypass Road. It grew up as an industrial town, and that industrial base is still the reason it works as a housing market: thousands of companies employ people who need somewhere to live nearby.

Which locations do you cover?
Most of what we list is in and around Bhiwadi, with the largest concentration along the Alwar Bypass Road. We also cover the sector developments inside Bhiwadi (Sectors 24, 39, 73, 77 and 94, plus UIT), and the surrounding belt: Tapukara, Khushkhera, Chopanki, Thara and Rampura.
Beyond Bhiwadi itself we list projects in Dharuhera (across the border in Haryana) and Neemrana.
Is Bhiwadi in Rajasthan or Haryana? Does it matter?
Bhiwadi, Tapukara, Khushkhera and Neemrana are in Rajasthan. Dharuhera is in Haryana. It matters for two practical reasons: the two states run separate RERA authorities, so a project is registered with one or the other, and stamp duty and registration charges are set by the state and differ between them.
Check the current rate for the relevant state before you finalise your budget — these are revised from time to time.

What do properties cost, and what sizes are available?
Entry-level 1 BHK flats start from roughly ₹6 lakh, with the bulk of 2 and 3 BHK inventory falling between about ₹15 lakh and ₹60 lakh. Villas and larger configurations run higher, up to around ₹1.65 crore.
Configurations run from 1 BHK through 2 BHK, 3 BHK and larger, with carpet areas from roughly 340 sq ft to over 1,750 sq ft.
Prices shown on this site are what the developer quoted when the listing was prepared. They move, and they usually exclude registration, stamp duty and other statutory charges — always confirm the current all-in figure with the developer.
Can I filter for something ready to move into?
Yes. Every project is tagged with its construction stage:

Buying and paperwork
How do I check whether a project is RERA registered?
Ask the developer for the RERA registration number, then verify it yourself on the relevant authority's website — RERA Rajasthan for Bhiwadi, Tapukara, Khushkhera and Neemrana, and Haryana RERA for Dharuhera. The public register shows the approved plans, the committed completion date and any complaints on record.

What documents should I check before booking?
At minimum, ask to see:
- The RERA registration certificate for the project
- The title deed and, for resale, the chain of ownership
- Approved building plans and the commencement certificate
- The occupancy or completion certificate, for anything ready to move
- An encumbrance certificate confirming the property is free of loans or disputes
- Up-to-date property tax and utility receipts
Have a lawyer read the builder-buyer agreement before you sign it. It is the document that governs what happens if the project is delayed.
Can I get a home loan on these properties?
Generally yes, for approved projects. Banks and housing finance companies fund a large share of the property value, though the exact proportion depends on the lender, your income and the loan size. Many developers here have tie-ups with specific lenders, which can shorten the approval process.
A lender will usually only fund a project it has already appraised, so ask which banks have approved a project before you commit. We can point you to the developer's lending partners — get in touch.
Can NRIs buy property in Bhiwadi?
Yes. Non-resident Indians and persons of Indian origin can buy residential and commercial property in India without special permission; the restriction is on agricultural land, plantations and farmhouses. Payment must be made through normal banking channels — an NRE, NRO or FCNR account — and not in foreign currency notes.
If you cannot travel, a registered power of attorney lets someone complete the formalities on your behalf. Check the current FEMA position and your tax situation with an adviser, since the rules around repatriating sale proceeds have conditions attached.
